Scope of Work & What's Included

Our approach to deck & porch railings in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Residential (36-inch) and commercial (42-inch) guardrail engineering meeting IRC and IBC safety codes
Powder-coated architectural aluminum systems (Westbury, Key-Link) with continuous welded or mechanically locked balusters
Marine-grade 316 stainless steel horizontal cable railing assemblies with concealed tension fittings and heavy structural corner posts
Custom western red cedar and treated timber railings with top drink caps and decorative wrought-iron infill
Core-drilling and high-strength base plate anchoring for concrete porches, patio slabs, and retaining walls using Simpson Titan HD masonry bolts
Graspable continuous stair handrails (1.25 to 2-inch round/oval profile, 34 to 38-inch height) with code-approved safety wall returns
Structural post blocking and joist tension tie integration capable of resisting the mandatory 200-pound concentrated outward load test
Job site cleanup, post cap leveling, cable tension verification, and complete safety inspection

Kansas Ground & Weather Considerations

Homeowners and business owners in Coffey County frequently deal with wobbling wooden 2x2 balusters that rot at base screws, unsecured stair handrails that fail winter slip-and-fall protection, and loose surface-mounted posts that flex under body weight. Unprotected deck perimeters over 30 inches above grade also risk insurance audit cancellations and municipal code violations. Our structural railing installations solve these hazards with engineered blocking and corrosion-resistant fasteners.

Our Proven Installation & Build Process

1
1. Structural Assessment & Code Review: We measure deck platform height above grade, inspect rim joists and stair stringers for load-bearing soundness, and confirm residential IRC 36-inch or commercial IBC 42-inch requirements.
2
2. Substructure Blocking & Post Mounts: We install solid 2x8 or 2x10 internal blocking and Simpson Strong-Tie post-to-joist tension ties, ensuring every railing post withstands 200 pounds of lateral outward force.
3
3. Post Setting & Masonry Anchoring: On wood decks, posts are through-bolted with 1/2-inch hot-dip galvanized or stainless carriage bolts. On concrete steps or porches, base plates are core-drilled and set with heavy-duty chemical anchors or Titan HD masonry screws.
4
4. Rail Framework & Infill Assembly: We level and fasten top and bottom structural rails, setting balusters with strict 4-inch sphere clearance, or pulling and tensioning 1/8-inch 316 stainless cable strands with calibrated gauge tools.
5
5. Graspable Stair Handrails: For all stairways with 4 or more risers, we mount continuous, code-approved graspable secondary handrails set 34 to 38 inches above stair nosings with rounded returns.
6
6. Tension Check & Final Handover: We calibrate cable tension, verify every baluster and post with laser transit levels, clear aluminum shavings with magnetic sweeps, and conduct a full walkthrough with the property owner.

Cost Factors & Pricing

Railing installation costs around Gridley and Coffey County are determined by total linear footage, number of stair runs and transitions, core-drilling into existing concrete vs. timber deck fastening, and material choice—ranging from economical treated wood and cedar to premium low-maintenance textured powder-coated aluminum or modern stainless cable systems. All quotes provide transparent, turnkey pricing including all structural framing and hardware.

Permits & Utility Locates

All deck and porch railing installations strictly comply with the International Residential Code (IRC Section R312/R311). Walking surfaces over 30 inches above adjacent grade require a minimum 36-inch guardrail with baluster spacing preventing passage of a 4-inch sphere. Stairways require continuous graspable handrails between 34 and 38 inches high, anchored to resist a 200-pound concentrated load at any point.

Why Property Owners Choose Kraft Fencing

Kraft Fencing, LLC brings meticulous structural craftsmanship to every deck and porch project. Founded by Brandon Kraft in 2022, we do not simply screw posts to outer fascia boards—we reinforce deck framing with heavy internal blocking, use premium structural fasteners, and install commercial-grade aluminum and cable systems engineered to withstand Kansas storms and daily family use.

Kansas Communities Served for Deck & Porch Railings

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete deck & porch railings across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

Deck & Porch Railings Questions Answered

Under Kansas residential building codes (IRC Section R312), any deck, porch, or elevated walking surface higher than 30 inches above the surrounding ground requires a guardrail at least 36 inches in height. For commercial properties, multi-family housing, or elevated public decks, the International Building Code (IBC) mandates a 42-inch minimum rail height. Additionally, balusters must be spaced close enough that a 4-inch sphere cannot pass through anywhere along the rail or stair infill.

He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”

Response from Brandon Kraft (Owner):

“Thanks so much, Christopher! I’m so glad that you are pleased with your fence!”
