Scope of Work & What's Included

Our approach to vinyl fence in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Precision boundary survey, grade check, and mandatory Kansas One-Call (811) utility locates
Boring 36 to 42 inch deep post holes below the regional winter frost line using hydraulic augers
Heavy-wall 5x5 virgin vinyl posts anchored in bell-bottom concrete footings with internal stiffeners
Reinforced horizontal rails featuring internal structural aluminum channels to prevent sag
Interlocking tongue-and-groove privacy pickets or open picket profiles with expansion tolerances
Heavy-duty vinyl gates hung on internal steel post inserts with multi-way adjustable hardware

Kansas Ground & Weather Considerations

Substandard vinyl fencing in East-Central Kansas fails under prairie weather extremes. Recycled PVC turns chalky and brittle in summer sun and shatters under hail. Rapid temperature shifts from -10°F to 100°F cause vinyl to expand and contract; without routed expansion channels, panels buckle and blow out in high winds. We prevent bowing, post heave, and blowouts using virgin PVC with titanium dioxide, aluminum rail inserts, and 36 to 42 inch bell-bottom footings.

Our Proven Installation & Build Process

1
1. Site Layout & Utility Clearance: We inspect yard contours, determine slope stepping or racking, and coordinate Kansas 811 utility markings before drilling.
2
2. Deep Hydraulic Boring: Augering post holes 36 to 42 inches deep with skid-steer units to anchor footings well below the winter frost line.
3
3. Bell-Bottom Concrete Setting: Sinking heavy-wall vinyl posts in bell-shaped footings, inserting internal steel reinforcements in all gate and terminal posts.
4
4. Structural Rail Assembly: Snapping aluminum-reinforced bottom rails and heavy top rails into factory-routed posts with thermal expansion clearance.
5
5. Tongue-and-Groove Infill: Sliding virgin PVC pickets into place, locking each tongue-and-groove joint securely to create a seamless, wind-resistant barrier.
6
6. Reinforced Gate Hanging: Installing vinyl gates built with internal aluminum frames, heavy powder-coated hinges, drop rods, and magnetic latching hardware.

Cost Factors & Pricing

Vinyl fence pricing in Gridley and Burlington is determined by linear footage, height (4-ft picket vs. 6-ft privacy), and texture options. Virgin PVC with titanium dioxide has a higher upfront material cost than basic wood, but it eliminates ongoing staining and rot repairs. Grade slope changes, rocky digging, and custom gates also influence overall pricing. We provide clear, itemized written quotes.

Permits & Utility Locates

Vinyl fence installations comply with Coffey County zoning setbacks and municipal codes in Burlington, Gridley, and Emporia. Backyard privacy fences are capped at 6 feet, while front yard fencing is restricted to 36 or 48 inches to preserve driver sightlines. Kansas 811 utility locates are completed prior to excavation. Rural boundary fencing aligns with Kansas partition fence statutes. Kraft Fencing is fully insured with comprehensive liability coverage.

Kansas Communities Served for Vinyl Fence

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete vinyl fence across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

“Brandon with Kraft Fencing went above and beyond to repair my fence that had been broken due to poor design by another company. He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”
