Scope of Work & What's Included

Our approach to residential fencing in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Comprehensive on-site yard consultation, lot line checks, and Kansas One-Call (811) utility locates
Boring 36 to 42 inch deep post holes below the regional winter frost line using hydraulic augers
Setting heavy wood, galvanized steel, or virgin vinyl posts in bell-bottom concrete footings
Triple horizontal rail framing assembled exclusively with ceramic construction screws
Installation of premium cedar privacy, virgin vinyl, ornamental aluminum, or chain link infill
Custom residential walk and mower gates equipped with heavy self-closing hinges and magnetic sweeps

Kansas Ground & Weather Considerations

Homeowners across Gridley, Burlington, and neighboring towns frequently face failing residential fences that compromise family privacy and pet safety. Aging builder-grade wood pickets buckle under Kansas prairie winds, while shallow posts set above the frost line heave after freeze-thaw cycles. Active dogs dig under loose wire mesh or escape through sagging gates with jammed latches. We resolve these issues with 36 to 42 inch bell-bottom footings, ceramic screws, and rigid gate frames.

Cost Factors & Pricing

Residential fence costs in Gridley and Burlington depend on total linear footage, chosen material (chain link vs. cedar vs. vinyl vs. aluminum), and fence height (4-ft front yard vs. 6-ft backyard privacy). Yard slope, limestone rock excavation, tree line clearing, and equipment gates also influence final project pricing. We provide clear, itemized quotes with zero surprises.

Permits & Utility Locates

Residential fence installations comply with Coffey County setback guidelines and municipal codes in Burlington, Gridley, and Emporia. Backyard privacy fences typically cap at 6 feet, while front yard fences are limited to 36 or 48 inches to preserve clear street sightlines. Kansas 811 utility locates are verified before drilling. Kraft Fencing carries full general liability insurance.

Kansas Communities Served for Residential Fencing

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete residential fencing across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

“Brandon with Kraft Fencing went above and beyond to repair my fence that had been broken due to poor design by another company. He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”

Response from Brandon Kraft (Owner):

“Thanks so much, Christopher! I’m so glad that you are pleased with your fence!”
