Professional awnings engineered for Kansas wind and ground conditions.

Scope of Work & What's Included

Our approach to awnings in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Exterior wall structure evaluation, doorway header inspection, and Kansas 811 utility clearance
Heavy-gauge standing-seam aluminum or Galvalume steel panel fabrication and custom flashing
Structural timber or powder-coated tubular steel support framing anchored directly to wall studs
High-capacity integrated drip edges and water drainage channels deflecting roof runoff
Commercial-grade structural lag bolts and non-corrosive neoprene-bonded weather sealing washers
Complete job site cleanup, fastener sweep, and water testing across all flashing joints

Kansas Ground & Weather Considerations

Homeowners and rural businesses across Coffey County frequently deal with rain pouring over door thresholds, blistering afternoon heat through unshaded south-facing windows, and fabric awnings that shred during spring hail and wind storms. Rotted wooden door jambs and high air conditioning bills are direct results of unprotected exterior openings. Our permanent metal and timber awnings deliver permanent weather defense.

Our Proven Installation & Build Process

1
1. Wall & Framing Inspection: We locate structural wall studs, headers, and roofline clearances to engineer a secure structural tie-in.
2
2. Custom Awning Sizing: Measuring door swings and window widths to specify proper projection depth for seasonal sun and rain deflection.
3
3. Support Bracket Installation: Bolting heavy structural steel or timber brackets into framing with structural exterior lag screws.
4
4. Canopy Frame Assembly: Mounting rigid cross-members and setting heavy-gauge metal panels or structural timber roof decks.
5
5. Weatherproof Flashing: Installing custom-bent aluminum wall counter-flashing sealed with commercial polyurethane exterior sealants.
6
6. Quality Check & Cleanup: Water-testing flashings, checking fastener tightness, sweeping job site, and completing final walkthrough.

Cost Factors & Pricing

Awning installation pricing in East-Central Kansas is based on canopy width and projection depth (e.g., 4-foot door awning vs. 20-foot patio canopy), framing material (powder-coated steel vs. rough cedar), and roofing panels (standing-seam Galvalume vs. polycarbonate).

Permits & Utility Locates

Fixed structural awnings attached to residential homes and commercial storefronts comply with local municipal building codes in Burlington and Emporia, requiring snow load and wind uplift resistance ratings.

Kansas Communities Served for Awnings

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete awnings across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

“Brandon with Kraft Fencing went above and beyond to repair my fence that had been broken due to poor design by another company. He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Thanks so much, Gage! Please let us know if you need anything in the future!”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”

Response from Brandon Kraft (Owner):

“Thanks so much, Christopher! I’m so glad that you are pleased with your fence!”
