Scope of Work & What's Included

Our approach to fence post repair in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Post plumb inspection, soil moisture testing, and Kansas 811 utility line locates
Surgically unfastening fence pickets and backer rails without splitting salvageable lumber
Extracting decayed wood post stubs and shattered concrete footings using hydraulic jacks
Augering 36 to 42 inch deep bell-bottom footing holes below the regional frost line
Setting heavy-duty pressure-treated 4x4, 6x6, or galvanized PostMaster steel posts plumb in concrete
Re-attaching horizontal backer rails with exterior ceramic screws and leveling panels

Kansas Ground & Weather Considerations

In Coffey County, heavy clay soils expand dramatically when wet and contract during summer droughts, creating severe ground shifts that tilt fence posts. Shallow posts set just 24 inches deep sit directly in the freeze zone, where winter frost heave jacks concrete plugs upward year after year. Furthermore, moisture pools around post bases, rotting pressure-treated lumber right at the soil line until high prairie winds snap the post clean off. Leaning posts pull adjacent panels down with them, warping backer rails and causing gates to bind. We correct leaning fence posts by completely removing failed concrete and anchoring heavy replacement posts deep in bell-bottom concrete.

Our Proven Installation & Build Process

1
1. Temporary Panel Shoring: Bracing adjacent fence sections with timber props to keep pickets aligned and secure.
2
2. Hardware Removal: Carefully backing out screws and nails to free horizontal rails from the failed post.
3
3. Hydraulic Footing Extraction: Clamping skid-steer jacks to the broken post base and lifting the old concrete plug cleanly.
4
4. Deep Hole Boring: Re-augering the cavity 36 to 42 inches deep into undisturbed subgrade with a bell-bottom flare.
5
5. Post Setting & Concreting: Sinking heavy treated wood or galvanized steel posts plumb with laser levels in wet-mixed concrete.
6
6. Rail Re-Securing: Fastening backer rails to new posts with ceramic construction screws and running lawn magnet sweeps.

Cost Factors & Pricing

Fence post repair costs in Gridley and Burlington depend on the number of posts requiring replacement, post material (treated 4x4 vs. heavy 6x6 timber vs. concealed steel PostMaster posts), and accessibility for hydraulic extraction machinery. Concrete depth, limestone rock obstructions, and tree root entanglements also influence total project pricing. We provide transparent, itemized bids.

Permits & Utility Locates

Individual fence post repairs and resets do not require municipal building permits in Burlington, Gridley, or Emporia as long as the original fence boundary, height, and alignment remain unchanged. Kansas 811 utility locates are verified before hydraulic boring to prevent damage to buried gas, electric, or fiber optic lines. Kraft Fencing carries comprehensive general liability insurance.

Kansas Communities Served for Fence Post Repair

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete fence post repair across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

Fence Post Repair Questions Answered

Kansas clay soils absorb immense volumes of spring moisture, turning into soft, saturated mud that loses lateral holding strength. When strong straight-line prairie winds push against solid privacy panels, the tremendous leverage easily tilts shallow-set posts in the weakened wet ground.

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”
