Scope of Work & What's Included

Our approach to privacy fence in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Lot line and boundary verification with mandatory Kansas One-Call (811) utility clearance
Hydraulic augering of 36 to 42 inch deep post holes below the regional winter frost line
Heavy 5x5 pressure-treated wood posts or commercial galvanized steel PostMaster wind posts set in bell-bottom concrete
Triple 2x4 horizontal backer rails reinforced with exterior-grade ceramic construction screws
100% sightline-blocking board-on-board cedar, tongue-and-groove vinyl, or composite privacy infill panels
Custom heavy-duty privacy walk gates and double drive gates with steel anti-sag truss kits and drop rods

Kansas Ground & Weather Considerations

Solid privacy fences on Kansas properties often fail because panels catch open prairie winds like a sail. Shallow 24-inch holes and smooth nails allow storms to snap posts at grade and blow panels down. Summer heat also causes green pickets to shrink, opening gaps that ruin privacy, while winter freeze-thaw in Coffey County clay heaves shallow footings. We eliminate these failures by anchoring posts 36 to 42 inches in bell-bottom footings, overlapping pickets in board-on-board patterns, and using heavy ceramic screws.

Our Proven Installation & Build Process

1
1. Boundary & Wind Exposure Analysis: We inspect property lines, check prevailing wind corridors across your yard, and confirm Kansas 811 utility markings.
2
2. Deep Hydraulic Excavation: Boring 36 to 42 inch deep post holes with skid-steer hydraulic augers to bypass unstable topsoil and lock into solid subsoil.
3
3. High-Strength Post Setting: Setting heavy timbers or galvanized steel posts plumb using laser transit levels in bell-shaped concrete footings engineered for wind shear.
4
4. Triple Horizontal Runner Installation: Screwing three structural 2x4 rails per section with ceramic fasteners to support the continuous weight of privacy infill.
5
5. Precision Privacy Infill Assembly: Installing overlapping board-on-board cedar pickets or interlocking vinyl panels to guarantee zero gap visibility.
6
6. Reinforced Gate Hanging & Magnetic Cleanup: Mounting custom privacy gates with heavy drop rods and self-latching hardware, followed by a full jobsite cleanup.

Cost Factors & Pricing

Privacy fence investment across Gridley and Coffey County is determined by linear footage, height (6-foot vs. 8-foot), and material choice. Western Red Cedar board-on-board offers classic warmth, while tongue-and-groove vinyl eliminates painting and sealing. Concealed steel posts increase wind resistance. Yard slope, rocky soil excavation, and custom gates also influence overall pricing. We provide clear, itemized quotes.

Permits & Utility Locates

Most residential zones in Coffey County and Burlington cap backyard privacy fencing at 6 feet, with front yard fences limited to 36 or 48 inches to preserve traffic sightlines. Taller fences typically require city zoning variances. We coordinate mandatory Kansas 811 utility locates prior to augering and build in compliance with Kansas partition fence statutes. Kraft Fencing is fully insured with comprehensive liability coverage.

Kansas Communities Served for Privacy Fence

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete privacy fence across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”
