Scope of Work & What's Included

Our approach to picket fence in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Precision front-yard boundary layout, sidewalk setback verification, and Kansas 811 utility locates
Hand-selected Western Red Cedar or commercial virgin vinyl pickets with pointed, dog-ear, or scalloped tops
Pressure-treated 4x4 or galvanized PostMaster steel posts set 36 to 42 inches in bell-bottom concrete footings
True 2x4 cedar horizontal backer rails secured with exterior-grade structural ceramic-coated screws
Custom pedestrian and mower gates built with rigid anti-sag steel frame brackets and heavy-duty gravity latches
Complete site cleanup, magnetic fastener sweep, and final boundary line owner walkthrough

Kansas Ground & Weather Considerations

Traditional nailed front-yard picket fences in Coffey County frequently warp, split, and heave due to high summer humidity, winter freeze-thaw soil shifts, and persistent open-prairie winds. Nailed pickets pop loose, bottom rails rot in lawn moisture, and shallow posts tilt toward sidewalks. Our hand-built picket fencing eliminates these failures through ground-clearance spacing, screwed cedar fastening, and deep-set posts.

Our Proven Installation & Build Process

1
1. Setback & Sightline Planning: We verify property lines, check local 36-to-48 inch front-yard municipal height limits, and clear underground utilities via Kansas 811.
2
2. Deep Post Hole Augering: Sinking holes 36 to 42 inches deep using hydraulic augers to anchor posts well below the regional frost line and prevent seasonal frost heaving.
3
3. Structural Post Setting: Setting 4x4 treated wood or PostMaster steel posts in high-strength concrete, checked plumb with laser transit levels.
4
4. Triple Backer Rail Framing: Mounting smooth-milled 2x4 cedar backer rails fastened with exterior ceramic screws to resist bowing and wind pressure.
5
5. Picket Installation & Spacing: Individual picket placement with uniform 1.5 to 2.5-inch spacing, elevated 2 inches above turf to prevent moisture wicking.
6
6. Gate Fabrication & Final Inspection: Hanging framed gates on heavy-duty adjustable strap hinges, testing self-closing hardware, and performing magnetic nail sweeps.

Cost Factors & Pricing

Picket fence installation pricing in Gridley and East-Central Kansas varies primarily by material (natural Western Red Cedar vs. zero-maintenance vinyl), fence height (typically 36, 42, or 48 inches), overall footage, and gate count. We provide clear, itemized written estimates with guaranteed pricing before breaking ground.

Permits & Utility Locates

Front-yard picket installations in Burlington, Emporia, and Coffey County communities must adhere to front setback sight-triangle rules—restricting heights near driveways and street corners to 36–48 inches to maintain clear driver sightlines—and comply with Kansas 811 utility marking mandates.

Why Property Owners Choose Kraft Fencing

Founded in 2022 by Brandon Kraft, Kraft Fencing, LLC builds every picket fence by hand on-site rather than nailing up flimsy pre-assembled big-box panels. We use exterior ceramic screws, sink posts below the frost line, and deliver 4.9-star craftsmanship trusted across 58 verified reviews.

Kansas Communities Served for Picket Fence

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete picket fence across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

“Brandon with Kraft Fencing went above and beyond to repair my fence that had been broken due to poor design by another company. He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”

Response from Brandon Kraft (Owner):

“Thanks so much, Christopher! I’m so glad that you are pleased with your fence!”
