Scope of Work & What's Included

Our approach to fence replacement in Gridley and surrounding counties covers every detail from initial property measurement and underground utility clearance through laser alignment and site cleanup:

Thorough fence line inspection, boundary pin identification, and Kansas One-Call (811) utility clearance
Complete demolition and mechanical extraction of old posts, wire, rotted pickets, and buried concrete plugs
Clearing overgrown fence-row brush, volunteer cedar saplings, and weeds along the build corridor
Hauling away and environmentally responsible disposal or recycling of all old fence debris
Hydraulic augering of new post holes 36 to 42 inches deep, offset into virgin, undisturbed soil
Turnkey build of new wood, vinyl, chain link, or pipe fence with reinforced gates and magnetic nail sweeps

Kansas Ground & Weather Considerations

Coffey County property owners typically need complete fence replacement when over 25% of posts have rotted at grade or heaved out of plumb. When sagging panels drag on wet soil or volunteer trees have deformed wire spans, patching individual sections becomes an expensive recurring cycle. Furthermore, severe storms frequently shatter aged, brittle posts that can no longer withstand Kansas winds. We provide turnkey replacement: extracting failing concrete collars, re-establishing true property boundaries, and boring new footings into solid subsoil.

Our Proven Installation & Build Process

1
1. Line Inspection & Boundary Marking: We survey the failing fence, identify iron property pins, verify easements, and confirm Kansas 811 utility markings.
2
2. Systematic Demolition: Carefully dismantling old wire, panels, and gates to prevent property damage and keep pets or livestock securely segregated.
3
3. Hydraulic Post & Concrete Extraction: Using skid-steer pullers to extract old posts and underground concrete balls without cratering your yard.
4
4. Offset Hole Augering: Boring new holes 36 to 42 inches deep in undisturbed soil offset from old cavities to ensure maximum soil compaction and holding strength.
5
5. New Fence Construction: Anchoring heavy structural posts in bell-bottom concrete and building your chosen wood, vinyl, or steel system with screw fasteners.
6
6. Haul-Away & Magnetic Sweep: Hauling away all demolition debris and running industrial magnetic sweeps to leave lawns free of nails and wire fragments.

Cost Factors & Pricing

Fence replacement costs in Gridley and Burlington include teardown, disposal, and new construction. Key variables include old fence material (extracting large concrete plugs or cutting trees off wire requires machinery), brush clearing along fence corridors, and the new material chosen (wood, vinyl, chain link, or pipe). We provide itemized, written quotes separating removal and rebuild costs with zero hidden fees.

Permits & Utility Locates

Fence replacement projects observe Coffey County zoning setbacks and municipal codes in Burlington, Gridley, and Emporia. Rebuilding on property lines aligns with Kansas partition fence statutes. Replacement fences observe residential height limits (typically 6-ft rear/side, 4-ft front). Kansas 811 utility locates are verified before drilling. Kraft Fencing carries full general liability insurance.

Kansas Communities Served for Fence Replacement

Our Gridley-based crews provide on-site consultations, underground Kansas 811 utility mark coordination, and complete fence replacement across East-Central Kansas:

Coffey County, KS: Our home county: John Redmond Reservoir, Coffey County Lake (Wolf Creek's cooling lake) and Neosho River bottoms mean many fence lines sit on wet, flood-prone ground.
Burlington, KS: Coffey County seat on the Neosho River just below John Redmond Dam; older homes on low ground near the river need posts set for wet soils.
Yates Center, KS: Woodson County seat with a historic courthouse square; aging homes in town and surrounding cattle pasture mean wood privacy repairs inside town and barbed-wire rebuilds outside.
Lebo, KS: Lebo, just off I-35 in northern Coffey County near Melvern Lake, has commuter homes plus farmsteads where split-rail and chain-link line the highway frontage.
Madison, KS: Madison, at the Greenwood County line west of Gridley, is gateway Flint Hills ranch country where pipe fence, barbed wire and corral work dominate.
Olpe, KS: Olpe, south of Emporia on K-99, is surrounded by row-crop and cattle ground; farmstead pens and livestock lots drive woven-wire and pipe fence work.
LeRoy, KS: LeRoy sits in a Neosho River bend southeast of Gridley; small-town lots back onto cropland, so chain-link and woven-wire pet and garden fences are common.
New Strawn, KS: New Strawn was built after the old Strawn townsite was flooded for John Redmond Reservoir; its newer homes sit near Coffey County Lake and Wolf Creek.
Hartford, KS: Hartford borders the Flint Hills National Wildlife Refuge at John Redmond's upper end; refuge-edge farms need deer-resistant garden fence and flood-ready posts.
Neosho Rapids, KS: Neosho Rapids sits on the Neosho River between Emporia and Hartford; river-bottom farms see flood debris load fences, so H-braces and steel posts hold up best.

Fence Replacement Questions Answered

Complete replacement is more cost-effective when more than 25% to 30% of posts are rotted at ground level, leaning, or failing structural integrity. Continuing to patch rotted posts and sagging rails results in compounded repair bills and mismatched panels that still fail under the next high Kansas windstorm.

“Brandon with Kraft Fencing went above and beyond to repair my fence that had been broken due to poor design by another company. He answered my call and gave me a quote within a day and was out here two days later. Brandon worked very hard in the hottest part of the day to make sure everything was perfect. I would recommend him to anyone that needs a fence built or repaired. Thank you Kraft Fencing.”

“Casey and Roman Kraft did a cedar fence rebuild for my wife and I in December of '25. Our original fence was over 20 years old and in bad need of replacement. Casey came to my house on a Sunday to measure the property and discuss our plans. He got us the bid that evening. His price was extremely competitive and his reviews online were stellar. The days Kraft Fencing committed to build were the 2 rainiest days in December. There were flash flood warnings posted on both of those days and still, Casey and Roman showed up and went to work. I felt bad but they had top notch rain gear and smiles on their faces. They and their crew showed up at 7:30am both days and just got after the job. The craftsmanship is very impressive. They use screws instead of nails, the posts are beefier than the standard 4x4 post, and they use clear cedar in all the wood work except for the posts. The most impressive thing we experiened with Casey and his company was how he and his crew responded to a mistake that was made. He listened to our concern, gave us a few options to rectify the mistake, made sure both my wife and I would be happy with the work around, and then went about his business and made it right (without any additional charge). What a fantastic business he runs and what an ethical guy he is. I give him a 10/10 recommendation if you are looking to get a new fence installed. Brendan H. Great price”

“Kraft fencing did a great job installing our aluminum fence. It was a big job and a difficult yard to fence, as there were multiple changes in elevation. However, the fence looks great, and it was completed quickly. 10/10 recommend”

Response from Brandon Kraft (Owner):

“Thanks so much, Christopher! I’m so glad that you are pleased with your fence!”
